I'm a Construction Manager with more than 30 years of experience. I've built over a 90 custom homes as a builder and for other builders.

With my plan, you run the "Office". You sign the contracts, you pay the bills, you pick the materials. You're the GC, I'm the hired Superintendent / Construction Manager. I meet with the subs, set up the scope of work, negotiate the contracts, schedule the subs, coordinate their work and check on their quality. I work with the inspectors. I make the project run smoothly. I manage the site. You move in faster, without paying a GC markup.
The subcontractors count on someone to be a construction manager, to plan each step of the way, to answer questions, to coordinate between subs, to get the things that they need to do their job. It can’t be done without that person and that person needs to know what their doing. I'm that person!
If you hire a building company, they'll do the office work and they'll hire someone like me to manage the construction (though most likely with far less experience ) and charge 18% to 20% or even 25% or more.

Who am I?
My background includes project management, superintendent, design, estimating, purchasing and sales. I’m a licensed California Contractor.
My ability to read prints and translate them into finished product allows me to estimate, schedule and then build it within budget. I’m good at understanding contracts and negotiating them, reading plans and finding any problems and solutions before construction takes place. Using Microsoft Project allows me to manage a job tightly, bringing it in on schedule. I’m proficient in computers (Mac and PC) and the relevant programs. I can bid large- and small-scale jobs, organize them. I take pride in my projects and stay focused to the outcome. I get along well with co-workers, trades, and customers and build strong relationships with each while maintaining a sense of urgency. My strength is in my ability to organize to avoid problems and problem solve to keep moving.
